The Burj Khalifa, standing as a global icon and the world’s tallest building, marked its 15th anniversary on January 4 with significant achievements in Dubai's luxury real estate market. Known for its exclusivity and architectural excellence, Burj Khalifa remains a magnet for high-net-worth individuals seeking prestigious residences. Knight Frank’s latest analysis reveals the tower's enduring appeal, with Dh467.1 million in residential sales recorded in 2024. According to Knight Frank, the average price per square foot in Burj Khalifa at the end of 2024 reached Dh3,000—78.5 percent above Dubai’s city-wide average of Dh1,680. "Dubai’s ability to attract high-net-worth individuals is mirrored by the Burj Khalifa's success. It remains a powerful symbol of the city’s ambition," said Faisal Durrani, Head of Research, MENA, at Knight Frank. “The Burj Khalifa is more than a landmark; it symbolizes Dubai’s ambition and success,” Durrani added. The highest sale in the building last year was a Dh44 million branded residence, further underscoring its luxury market appeal. Among the 98 non-branded residential units sold in 2024, the average transaction price was Dh4.8 million per home. A 2-bedroom apartment fetched Dh9.7 million, equating to Dh4,391 per square foot, the highest price per square foot in the non-branded segment. The branded residences achieved even higher premiums, with an exclusive 5-bedroom unit selling for Dh44 million—equating to Dh4,987 per square foot. This reflects the Burj Khalifa’s position at the pinnacle of Dubai's ultra-luxury property market. Since its grand opening on January 4, 2010, the Burj Khalifa has accounted for Dh8.8 billion in home sales, making it the highest-grossing building in Dubai’s real estate market. Remarkably, 76 percent of the tower’s residences are now valued at over $1 million, solidifying its reputation as a global address for the affluent. Knight Frank's analysis highlights the tower’s contribution to Dubai's real estate landscape, with the Burj Khalifa accounting for 6.2 percent of total residential sales in Downtown Dubai since 2010—a value of Dh144.2 billion. The property’s panoramic views of Dubai and its unparalleled amenities make it one of the most desirable addresses in the world. The Burj Khalifa’s appeal extends beyond its residents. A view of the tower itself significantly increases property value in Downtown Dubai. For instance, the most expensive Downtown property sold in 2024 was a dual-storey Kempinski-branded penthouse with a Burj Khalifa view, which fetched Dh80 million. As Dubai continues to attract high-net-worth individuals, the Burj Khalifa remains a timeless symbol of luxury, innovation, and ambition.
