Dubai has unveiled a new digital Rental Index system aimed at streamlining the process of setting rental rates in the city’s dynamic real estate sector. Announced on Thursday (January 2) by the Dubai Land Department (DLD), the new system will leverage artificial intelligence (AI) to provide precise, real-time updates on rental rates based on individual building classifications. Unlike the previous rental index that categorized properties by zones or districts and updated rates annually, the new system introduces a "star-based" classification for buildings. A senior DLD official emphasized, “This is a new phase will help reduce conflicts on rental issues, benefiting investors, tenants, and the broader Dubai real estate market.” The AI-driven system is reported to achieve accuracy levels exceeding 90 percent, offering property stakeholders a reliable tool to determine rental values. According to DLD officials, the registration process for landlords and property managers is straightforward, ensuring ease of use. The system’s frequent updates aim to reflect the ever-changing dynamics of the real estate market, benefiting both landlords and tenants. For landlords, the index provides a clear framework for setting competitive rental rates, while tenants gain insight into fair market pricing. This means that for landlords to be able to increase rents, their building must meet DLD's standards under its Building Classification scheme. DLD’s Building Classification, which was launched in 2021, covers all commercial, residential and industrial buildings in Dubai. Each building has been classified in terms of the number of stars it achieved under DLD standard, (from 1 star to 4 stars), in addition to the special 4 Plus category for buildings that observe the highest standards of sustainability.
