Expats now have more options for property ownership in Abu Dhabi thanks to amendments in real estate laws. Whether you're looking to rent for decades or invest long-term, Abu Dhabi offers four types of ownership, along with designated investment areas where expats can buy property.What are the four types of ownership available to expats?
Full ownership (99 years): Expats can fully own apartments and villas (excluding land) for a period of 99 years. Musataha (50 years, renewable): Allows owners to build, modify, or alter property for 50 years, with the possibility to renew. Usufruct (99 years): Owners can use and benefit from property for 99 years but cannot make structural changes. Long-term lease (25 years or more): Expats can lease property for 25 years or more.Where can expats own property?
Expatriates can own residential property on Yas Island, Saadiyat, Reem, Mariya, Lulu Island, Al Raha Beach, Sayh Al Sedairah, Al Reef and Masdar City. Purchases must be registered on the TAMM portal. Before purchasing a property, ensure that the project developer is registered with the Department of Economic Development in Abu Dhabi. A purchase agreement can then be made, which must indicate the delivery date and compensation for project delivery delays.
