The Jeddah Tower, set to rise 3,281 feet into the sky and become the world’s tallest building, is poised to redefine Saudi Arabia’s real estate landscape. Industry experts hailed the ambitious project, which is expected to surpass Dubai’s Burj Khalifa by 180 meters, as a catalyst for economic transformation. Slated for completion in 2028, the tower is the centerpiece of the 5.3-million-square-meter Jeddah Economic City project. “The impact of Jeddah Tower will extend far beyond its architectural grandeur,” said Sankey Prasad, Chairman and MD for Middle East and India at Colliers. “It will catalyze transformative change in the Kingdom’s real estate and economic sectors.” Designed by Adrian Smith + Gordon Gill Architecture, the project embodies Saudi Arabia’s Vision 2030 initiative, which aims to diversify the economy and reduce reliance on oil. “The revival of the Jeddah Tower signals Saudi Arabia’s unwavering ambition to redefine global real estate benchmarks,” said Farooq Syed, CEO of Dubai-based Springfield Properties. “It’s not just about vertical ambition but also sustainable, future-focused growth.” Experts believe the tower will spark a wave of investments across commercial, residential, and industrial real estate. The Saudi real estate market, valued at $170 billion in 2023, is projected to grow to $248 billion by 2030, fueled by rapid urbanization and government-led infrastructure projects. Prasad highlighted the economic potential of the project. “The Jeddah Tower will attract international businesses and foster increased connectivity within the region,” he said. “These landmark projects create environments that are attractive for businesses, residents, and tourists alike.” Located strategically along the Red Sea coast, the tower is expected to boost tourism and serve as a hub for innovation. “This project will elevate Saudi Arabia’s position as a global destination for investment and tourism,” said Sarah Al Faisal, a Riyadh-based economist. “Its ripple effects will be felt across multiple industries.” The Jeddah Tower’s construction coincides with other mega-projects, including NEOM and the Red Sea Project, as Saudi Arabia invests heavily in reshaping its urban identity. These projects are expected to contribute significantly to the Kingdom’s GDP growth. However, challenges remain. Experts emphasize the importance of adhering to sustainability standards and addressing environmental concerns. “Timely completion, high construction quality, and robust regulatory frameworks will be crucial to the project’s success,” Prasad noted. Worker welfare and environmental safeguards will also play a vital role in ensuring the project’s long-term viability.
