Expected recovery of real estate sector this year cited as factor

  DUBAI - With the expected recovery of the real estate market in the UAE this year especially in Dubai, landlords are reducing the number of cheques accepted from tenants. Propertyfindergroup said in a statement that the recovery of the property sector "could again spur property owners to demand fewer installments from tenants." In the past when the real estate market was in the doldrums, renters benefitted from falling rents and the willingness of landlords to accept as many as 12 cheques or equivalent to a year's rent. Now, landlords would only accept as much as four cheques but tenants would usually pay two to three cheques. Of the 24,500 apartments and villas in Dubai listed in Propertyfinder.ae, only one in six require a specifid number of cheques. Mark Towers, managing director of Edwards and Towers, said a few tenants ask to pay in more than four cheques. Towers said it is a rarity for a landlord to accept a request for six cheques. "We believe we are some way off a market where 12 cheques or payments are the norm and as the market improves landlords will try to reduce the amount of cheques again," said Towers.
