Property developer estimates drop in value would be near 2016 levels

  ABU DHABI – The value of apartments and prime to mid-prime villas in the country's capital are expected to drop by seven to 15 percent this year, according to projections by the real property company Core Savills. The firm also said the decrease in values would nearly be the same as that registered last year. Core Savills' latest report said mid-market residential communities, particularly buildings with smaller units, are forecast "to maintain relative sale and rental price resilience and stay flat". The company however pointed out that Abu Dhabi's reinstatement of the five percent rental cap has prompted fears among tenants that landlords may interpret the reimposition of the rental limit as an opportunity to increase rent by five percent. Aside from that, the three percent municipality tax imposed on units rented by expatriates in the emirate is adding stress to lessees who have to make ends meet amid rising household expenses. Meanwhile, Core Savills chief executive officer David Godchaux noted the transfer of tenants to residential areas outside of the capital where rentals are more affodable. "Interestingly, this migration is statistically under-reported and is artificially feeding stock in these outer areas. This may act as a risk for developers who overestimate potential demand for the outer mid-market communities due to the spurious swell in demand stemmed from the lack of elasticity in prices in core areas," said Godchaux.
